Why Texas Hosts Choose Shoot2Sell

Whether you're listing a long-term rental on Zillow and Apartments.com or a vacation property on Airbnb and VRBO, your media is the first — and often the only — thing that determines whether someone inquires. Renters and guests want video walkthroughs to experience the space before committing, aerial views to see the neighborhood, outdoor areas, and proximity to amenities, and floor plans to confirm the layout works for their needs. For vacant long-term rentals, virtual staging transforms empty rooms into move-in-ready spaces that generate more inquiries.

Shoot2Sell delivers the complete rental media package — professional photography, aerial drone coverage, video tours, social media reels, floor plans, and virtual staging — all from one provider with 24-hour delivery after the end of the shoot. Your listing goes live across every platform with consistent, professional media that converts browsers into tenants and guests.

Whether you manage one property or a portfolio across DFW, Austin, Houston, and San Antonio — we handle the scheduling and delivery so you can focus on occupancy and guest experience.

One Booking, Every Service

Most hosts hire a photographer for interior shots, then realize they need aerial coverage, a video walkthrough, and floor plans for different platforms. That means scheduling multiple vendors and waiting days for each deliverable.

With Shoot2Sell, one visit covers everything. Book photography, aerial, video, and floor plans together — our team captures it all in a single appointment. Your listing goes live faster with consistent, professional media across every platform.

Rental Media FAQs

1
How much does rental photography cost in Texas?

Rental property photography pricing is based on the number of photos needed. A one-bedroom loft in downtown Austin or a studio near the Pearl in San Antonio starts at the base rate. Larger properties like Hill Country homes, Galveston beach houses, or lakefront rentals in Lago Vista need more photos for total coverage. Every package includes professional editing optimized for rental platforms.

Every package includes professional editing with complimentary blue sky and green grass touch-ups, plus permanent usage rights — your photos are yours to use on every listing platform, your direct website, social media, print materials, and any marketing channel, forever.

2
How many photos do I need for my rental listing?

Most rental listings perform best with 25–40 professional photos. We recommend covering every room, bathroom, outdoor space, and key amenity detail. Top-performing listings on rental platforms consistently have 25–40 professional photos that show the full experience — from the welcome entrance to the coffee station to the sunset view from the patio.

3
Do you photograph outdoor amenities like pools and patios?

Absolutely — outdoor spaces are often the #1 factor in rental decisions. We photograph pools, hot tubs, patios, decks, fire pits, outdoor kitchens, gardens, and any outdoor living area that adds to the renter experience. For properties in Lakeway, Canyon Lake, Galveston, or Fredericksburg, the outdoor space is frequently the main attraction.

4
Can you shoot between tenant turnovers?

Yes. We understand that rental hosts have tight turnaround windows between tenants. Our photographers can work within your check-out/check-in schedule. A typical shoot takes 30–45 minutes — enough time to capture everything while leaving room for cleaning and prep before the next renter arrives. Book at least 24 hours in advance for best availability.

5
Are the photos optimized for rental platforms?

Every photo is edited specifically for rental listing platforms. That means bright, warm, inviting tones that perform well across Airbnb, VRBO, Furnished Finder, Zillow Rentals, and direct booking websites. We deliver high-resolution files plus platform-optimized versions. The editing style is different from MLS photography — rental photos emphasize lifestyle and warmth, not just accurate documentation.

You receive permanent usage rights with every shoot — use your photos on every platform, your direct website, social media, print materials, and any marketing channel without restrictions or expiration.

6
Do you offer virtual staging for rental properties?

Virtual staging is available for long-term furnished-lease listings only. We do not virtually stage Airbnb or VRBO listings — short-term guests expect the actual furniture they see in photos, and Airbnb's policies prohibit misleading imagery. For vacant long-term rentals between tenants, virtual staging is a great way to help prospective renters visualize the space and drive more inquiries.

7
What makes rental photography different from MLS photos?

Rental photography is lifestyle-focused, not documentation-focused. MLS photos show a property accurately for buyers evaluating a purchase and come with limited single-listing usage rights. Rental photos sell an experience — the cozy reading nook, the breakfast spread on the patio, the pool at golden hour, the view from the primary bedroom. We shoot with warmer tones, capture detail shots (amenities, kitchen setup, outdoor living), and compose for the emotional response that drives rental decisions. Rental shoots also include additional Photoshop retouching — greening the grass, sky and weather enhancement, and removing distractions like power lines or construction debris — plus permanent multi-use rights so the same photos can run on Airbnb, VRBO, Booking.com, your direct site, paid ads, and print collateral indefinitely, with no relicensing.

8
What areas does Shoot2Sell serve?

We serve rental property owners, vacation rental hosts, and property managers across all major Texas metros: Dallas-Fort Worth (Plano, Frisco, McKinney, Allen, Prosper, Southlake, Flower Mound, Arlington, Rockwall, Denton, Celina, and more), Houston (The Woodlands, Katy, Sugar Land, Pearland, Cypress, Spring, League City, and more), Austin (Round Rock, Cedar Park, Georgetown, Pflugerville, Leander, Lakeway, Dripping Springs, and more), and San Antonio (New Braunfels, Boerne, Schertz, Cibolo, and more).

Outlying suburbs or rural areas may incur a modest trip charge. We are also happy to travel well beyond these metros to locations like East Texas and Southern Oklahoma for a custom travel fee.

9
Do we need someone on-site during the shoot?

While not required, we strongly recommend having someone on-site during the shoot. This allows you to review visuals in real time and request any specific shots or angles, or areas you want captured.

If you cannot attend, you are welcome to send us special requests in advance — such as community amenities (pool, clubhouse), specific rooms, or preferred angles — and we will do our best to include them.

If no one is present and no prior requests are provided, our photographers will proceed using their professional judgment and standard coverage guidelines, focusing on the main living areas and key features. Secondary spaces or specific requests may not be captured.

If additional images are requested afterward that require a return visit, a reshoot fee will apply. Planning ahead or being on-site helps ensure everything is captured the first time and avoids additional costs.
