A typical shoot takes 30–45 minutes — enough time to capture everything while leaving room for cleaning and prep before the next renter arrives. Book at least 24 hours in advance for best availability.

Virtual staging is available for long-term furnished-lease listings only. We do not virtually stage Airbnb or VRBO listings — short-term guests expect the actual furniture they see in photos, and Airbnb's policies prohibit misleading imagery. For vacant long-term rentals between tenants, virtual staging is a great way to help prospective renters visualize the space and drive more inquiries.

Rental photography is lifestyle-focused, not documentation-focused. MLS photos show a property accurately for buyers evaluating a purchase and come with limited single-listing usage rights. Rental photos sell an experience — the cozy reading nook, the breakfast spread on the patio, the pool at golden hour, the view from the primary bedroom. We shoot with warmer tones, capture detail shots (amenities, kitchen setup, outdoor living), and compose for the emotional response that drives rental decisions. Rental shoots also include additional Photoshop retouching — greening the grass, sky and weather enhancement, and removing distractions like power lines or construction debris — plus permanent multi-use rights so the same photos can run on Airbnb, VRBO, Booking.com, your direct site, paid ads, and print collateral indefinitely, with no relicensing.

While not required, we strongly recommend having someone on-site during the shoot. This allows you to review visuals in real time and request any specific shots or angles, or areas you want captured.

If you cannot attend, you are welcome to send us special requests in advance — such as community amenities (pool, clubhouse), specific rooms, or preferred angles — and we will do our best to include them.

If no one is present and no prior requests are provided, our photographers will proceed using their professional judgment and standard coverage guidelines, focusing on the main living areas and key features. Secondary spaces or specific requests may not be captured.

If additional images are requested afterward that require a return visit, a reshoot fee will apply. Planning ahead or being on-site helps ensure everything is captured the first time and avoids additional costs.
