Multi-spec, ongoing community-marketing programs, and recurring shoots across a development are usually arranged by phone or email — that's the only scope that needs a conversation.

Can you shoot photography for multiple spec homes and communities?

Yes. Builders running multiple spec homes or communities get preferred scheduling and dedicated photographer assignment for consistency across the portfolio. We recommend scheduling shoots before or after model home hours for the best results — natural light is optimal and there is no foot traffic in the background. That said, we can shoot during off-peak hours if needed. A typical model home shoot takes 45-60 minutes, and we coordinate with your on-site sales team to minimize any disruption.

Yes. We photograph spec homes at every stage of completion. For finished but unfurnished spec homes, our photography captures the finishes, floor plan flow, natural light, and architectural details that matter to buyers. For homes that need a furnished look, our virtual staging service digitally furnishes empty rooms for a fraction of the cost of physical staging — and we provide staged and unstaged pairs so buyers see exactly what they are purchasing.

How quickly can you turn around photos for a new listing?

Standard delivery is 24 hours for photography from the end of your shoot, including interior, exterior, and aerial stills and video. Virtual staging is delivered within 24-48 hours after you select your photos and design style for human-reviewed results. Same-day rush delivery is available for time-sensitive listings or pre-sale launches. We understand builders work on tight timelines and build our delivery around your schedule.

Do we need someone on-site during the shoot?

While not required, we strongly recommend having someone on-site during the shoot. This allows you to review visuals in real time and request any specific shots or angles, or areas you want captured.

If you cannot attend, you are welcome to send us special requests in advance — such as community amenities (pool, clubhouse), specific rooms, or preferred angles — and we will do our best to include them.

If no one is present and no prior requests are provided, our photographers will proceed using their professional judgment and standard coverage guidelines, focusing on the main living areas and key features. Secondary spaces or specific requests may not be captured.

If additional images are requested afterward that require a return visit, a reshoot fee will apply. Planning ahead or being on-site helps ensure everything is captured the first time and avoids additional costs.
