Rental property photography pricing is based on the number of photos needed. A one-bedroom loft in downtown Austin or a studio near the Pearl in San Antonio starts at the base rate. Larger properties like Hill Country homes, Galveston beach houses, or lakefront rentals in Lago Vista need more photos for total coverage. Every package includes professional editing optimized for rental platforms.

How many photos will I receive for my rental property?

12 professionally edited photos, with extras at reduced cost. We capture every rentable space: bedrooms, bathrooms, kitchen, living areas, outdoor amenities, lifestyle details like coffee stations, fire pits, pools. Renters see the complete property before inquiring.

What makes rental photography different from MLS photos?

Accepted Answer

Rental photography is lifestyle-focused, not documentation-focused. MLS photos show a property accurately for buyers evaluating a purchase and come with limited single-listing usage rights. Rental photos sell an experience — the cozy reading nook, the breakfast spread on the patio, the pool at golden hour, the view from the primary bedroom. We shoot with warmer tones, capture detail shots (amenities, kitchen setup, outdoor living), and compose for the emotional response that drives rental decisions. Rental shoots also include additional Photoshop retouching — greening the grass, sky and weather enhancement, and removing distractions like power lines or construction debris — plus permanent multi-use rights so the same photos can run on Airbnb, VRBO, Booking.com, your direct site, paid ads, and print collateral indefinitely, with no relicensing. These rights are non-transferable, and Shoot2Sell retains the copyright.

Can you shoot between tenant turnovers?

Accepted Answer

Yes. We understand that rental hosts have tight turnaround windows between tenants. Our photographers can work within your check-out/check-in schedule. A typical shoot takes 30–45 minutes — enough time to capture everything while leaving room for cleaning and prep before the next renter arrives. Book at least 24 hours in advance for best availability.

Do you photograph outdoor amenities like pools and patios?

Accepted Answer

Absolutely — outdoor spaces are often the #1 factor in rental decisions. We photograph pools, hot tubs, patios, decks, fire pits, outdoor kitchens, gardens, and any outdoor living area that adds to the renter experience. For properties in Lakeway, Canyon Lake, Galveston, or Fredericksburg, the outdoor space is frequently the main attraction.

Do you offer virtual staging for rental properties?

Accepted Answer

Virtual staging is available for long-term furnished-lease listings only. We do not virtually stage Airbnb or VRBO listings — short-term guests expect the actual furniture they see in photos, and Airbnb's policies prohibit misleading imagery. For vacant long-term rentals between tenants, virtual staging is a great way to help prospective renters visualize the space and drive more inquiries.

What happens if it rains on my shoot day?

Accepted Answer

Light drizzle and overcast skies are usually workable for ground photography, and Texas weather can flip in an hour. Make the call early. If you contact us at least 4 hours before your scheduled shoot, we'll reschedule at no charge. Closer to shoot time, the crew may already be dispatched and a trip fee can apply. If we're already on site and conditions turn — active heavy rain, storms, or sustained wind — we'll reschedule at no fee. We rely on you for ground truth at the property; please don't ask us to wait it out once the crew has arrived.

On a listing clock? If you need interiors done now and weather is blocking exteriors, we can shoot the interiors at the scheduled appointment and return for exteriors once you reschedule. A return trip carries an Inclement Weather Return (IWR) fee — ask us at booking or at the door.

How do I pay?

Accepted Answer

Digital payments only. You can pay online , by phone with a card, by Zelle, or by ACH bank transfer. We can also keep a card on file and charge it on the day of the shoot. Full payment instructions are on your invoice.
