Yes — we understand turnover scheduling is critical for rental hosts. We coordinate with your cleaning team and can typically complete a full shoot in 60–90 minutes between tenants. We recommend scheduling during a longer gap if possible, but we regularly work within tight same-day windows across DFW, Austin, Houston, and San Antonio.

Every image is edited and exported to meet platform requirements — proper resolution, aspect ratio, and file size for Airbnb, VRBO, Furnished Finder, Zillow Rentals, and property websites. We also sequence photos in the recommended order: hero exterior, key living spaces, bedrooms, kitchen, bathrooms, then amenities.

Absolutely — outdoor spaces are often the #1 factor in rental decisions. Pools, hot tubs, fire pits, patios, outdoor kitchens, covered porches, and scenic views all get dedicated coverage. We shoot these at the best natural light angles to highlight the lifestyle experience renters are searching for.

Seasonal refreshes can boost inquiries — especially for properties with outdoor appeal that changes with the seasons. A summer pool shoot, fall foliage exterior, or holiday-decorated interior creates urgency and relevance. Many top-performing rental hosts reshoot 1–2 times per year, particularly before peak rental seasons. We offer returning-client scheduling to make seasonal updates simple.

While not required, we strongly recommend having someone on-site during the shoot. This allows you to review visuals in real time and request any specific shots or angles, or areas you want captured.

If you cannot attend, you are welcome to send us special requests in advance — such as community amenities (pool, clubhouse), specific rooms, or preferred angles — and we will do our best to include them.

If no one is present and no prior requests are provided, our photographers will proceed using their professional judgment and standard coverage guidelines, focusing on the main living areas and key features. Secondary spaces or specific requests may not be captured.

If additional images are requested afterward that require a return visit, a reshoot fee will apply. Planning ahead or being on-site helps ensure everything is captured the first time and avoids additional costs.

Not usually. High-quality photos of unfurnished or staged spaces typically stay accurate across 3–5 lease cycles, assuming no major renovations. Permanent usage rights are included, so you can relist the same property across turnovers without re-licensing. The exception: if you've updated flooring, paint, appliances, or landscaping, a refresh is worth it — a dated-looking listing drops on every platform's search ranking.

On Zillow Rentals, Apartments.com, Realtor.com, and Furnished Finder, photos are the single biggest factor in whether a prospect saves a listing or scrolls past. Professional photography also attracts a more qualified applicant pool — tenants who pre-qualify themselves based on what they see online tend to move more decisively when they visit in person, shortening days-on-market.
