Active rain is a hard stop for twilight. Rain dims the scene and kills the twilight pop, and the entire deliverable is exterior — there is no interiors-only fallback. If rain is in the forecast, we strongly recommend rescheduling. Contact us at least 4 hours before your scheduled shoot and we'll reschedule at no charge. Closer to shoot time, the crew may already be dispatched and a trip fee can apply.

Cloudy or light overcast skies are still workable; sustained heavy wind, active heavy rain, or storms trigger a reschedule even on site.

Yes — golden hour timing shifts with the seasons. In Texas summers, the optimal window falls between 7:00–8:30 PM, while winter sessions typically run 4:30–6:00 PM. We calculate the precise 30-minute shooting window based on sunset time for your property's location and coordinate scheduling with your property management team well in advance.

Twilight photography is especially effective for Class A office buildings, retail centers, medical facilities, hotels, and mixed-use developments — any property where exterior presence and curb appeal influence leasing decisions. Buildings with prominent signage, architectural lighting, landscaping, and glass facades look particularly striking at golden hour when interior glow contrasts with the evening sky.

Yes — interior lighting is critical for the twilight effect. Every interior light should be on, including lobby lighting, tenant spaces, stairwell lighting, parking garage lights, and any architectural accent lighting. The warm interior glow against the dramatic twilight sky is what creates the premium look. We recommend coordinating with your property management team to ensure all lighting is active 30 minutes before our arrival.

Twilight images receive the same 24-hour delivery as our standard commercial photography. Every image is professionally edited with sky enhancement, color correction, white balance adjustment, and interior glow optimization. You receive high-resolution files ready for LoopNet, CoStar, brokerage websites, investor presentations, and print materials.

While not required, we strongly recommend having someone on-site during the shoot. This allows you to review visuals in real time and request any specific shots or angles, or areas you want captured.

If you cannot attend, you are welcome to send us special requests in advance — such as community amenities (pool, clubhouse), specific rooms, or preferred angles — and we will do our best to include them.

If no one is present and no prior requests are provided, our photographers will proceed using their professional judgment and standard coverage guidelines, focusing on the main living areas and key features. Secondary spaces or specific requests may not be captured.

If additional images are requested afterward that require a return visit, a reshoot fee will apply. Planning ahead or being on-site helps ensure everything is captured the first time and avoids additional costs.
