Professional Images Drive Every Commercial Decision

Whether you're filling vacancies, marketing a restaurant opening, or showcasing a retail storefront, the first impression happens online. 83% of commercial tenants begin their space search online (NAR Commercial, 2024), and listings with professional visuals receive 49% more engagement on LoopNet and CoStar (CBRE, 2024). The same principle applies to every business that relies on visual appeal — restaurants, boutiques, fitness studios, and medical practices all convert more customers when their space looks its best.

For brokers and landlords, professional photography accelerates lease-up and commands top rates on LoopNet, CoStar, and Crexi. For business owners, the same images power Google Business profiles, social media, websites, and PR coverage — turning one shoot into months of marketing content.

We photograph offices, retail suites, restaurants, industrial warehouses, medical facilities, hotels, and mixed-use developments — capturing spatial layout, natural light, architectural finishes, and the energy that makes each space unique. Every image receives professional editing and is delivered within 24 hours after the end of the shoot with permanent usage rights.

Commercial Photography FAQs

1
What types of commercial properties do you photograph?

We photograph all commercial property types — offices, retail spaces, industrial warehouses, medical facilities, restaurants, hotels, and mixed-use developments. Whether you're marketing a 2,000 sq ft retail suite or a 200,000 sq ft distribution center, we tailor our approach to highlight the features that matter most to prospective tenants, buyers, and investors.

2
How quickly do we receive the edited photos?

Standard delivery is 24 hours from the shoot date. Every image receives professional editing including color correction, exposure balancing, perspective correction, and optimization for web and print. Rush delivery is available for time-sensitive lease-up campaigns or broker presentations.

3
Can you photograph occupied commercial spaces?

Yes — we regularly photograph occupied offices, retail stores, and operational facilities. We coordinate with your tenant or property manager to minimize disruption, typically scheduling during off-peak hours. For vacant spaces, we emphasize spatial layout, natural light, ceiling height, and architectural finishes that help prospects visualize their build-out.

4
What image formats and resolutions do you deliver?

You receive high-resolution images optimized for both web and print — including full-resolution files for brochures, signage, and investor presentations, plus web-optimized versions for LoopNet, CoStar, Crexi, your brokerage website, and social media. All images are organized by property area and delivered via a secure download link.

5
How is commercial photography priced?

Pricing is based on property size and scope of coverage. See the pricing section on this page for current rates — small retail, medium office, large industrial, and multi-building campuses each have their own tier. Unusual properties (multi-acre industrial, medical complexes with restricted access) may need a brief conversation.

6
Can you coordinate shoots across multiple properties in our portfolio?

Absolutely. We regularly coordinate multi-property and portfolio-wide shoots for commercial brokerages, REITs, and property management firms. We optimize scheduling and travel to maximize efficiency across your entire portfolio. Whether you have 1 listing or 50 active properties across Texas, we deliver consistent quality with dedicated account support.

7
What areas does Shoot2Sell serve?

We serve commercial real estate brokers, property owners, and asset managers across all major Texas metros: Dallas-Fort Worth (Plano, Frisco, McKinney, Allen, Prosper, Southlake, Flower Mound, Arlington, Rockwall, Denton, Celina, and more), Houston (The Woodlands, Katy, Sugar Land, Pearland, Cypress, Spring, League City, and more), Austin (Round Rock, Cedar Park, Georgetown, Pflugerville, Leander, Lakeway, Dripping Springs, and more), and San Antonio (New Braunfels, Boerne, Schertz, Cibolo, and more).

Outlying suburbs or rural areas may incur a modest trip charge. We are also happy to travel well beyond these metros to locations like East Texas and Southern Oklahoma for a custom travel fee.

8
Do we need someone on-site during the shoot?

While not required, we strongly recommend having someone on-site during the shoot. This allows you to review visuals in real time and request any specific shots or angles, or areas you want captured.

If you cannot attend, you are welcome to send us special requests in advance — such as community amenities (pool, clubhouse), specific rooms, or preferred angles — and we will do our best to include them.

If no one is present and no prior requests are provided, our photographers will proceed using their professional judgment and standard coverage guidelines, focusing on the main living areas and key features. Secondary spaces or specific requests may not be captured.

If additional images are requested afterward that require a return visit, a reshoot fee will apply. Planning ahead or being on-site helps ensure everything is captured the first time and avoids additional costs.
