Prospects Need to See the Layout Before They Commit
Floor plans are essential for any commercial decision. Tenants evaluating office suites, restaurant owners planning kitchen layouts, retailers mapping display space, and medical practices designing patient flow — all need to understand the spatial potential before committing.
A professional floor plan answers layout questions before the first site visit, reduces back-and-forth with architects, and gives every prospect the confidence to move forward. For brokers, it means fewer unqualified showings and faster decisions.
Why Floor Plans Accelerate Commercial Leasing
67% of commercial tenants rank floor plans as a top-three factor when evaluating spaces — ahead of photos and virtual tours (NAIOP, 2024).
Listings with floor plans reduce unqualified showings by 32% — prospects self-select on layout fit before scheduling a tour (Buildout, 2024).
Commercial listings with floor plans receive 2.4x more saves and inquiries on LoopNet and CoStar vs photos alone (CoStar Group, 2024).
Tenant Space Planning
Floor plans let tenants assess workstation capacity, conference rooms, reception areas, and build-out potential before committing to a lease.
Build-Out Visualization
Clear dimensions and suite boundaries help tenants estimate build-out costs and plan configurations — speeding lease execution.
Compliance Documentation
Floor plans serve as reference for fire safety compliance, ADA accessibility reviews, and occupancy planning for office, medical, and retail.
Broker Marketing Collateral
Professional floor plans elevate offering memorandums, listing presentations, and tenant proposals — polished materials that differentiate.

Floor Plans Accelerate Lease Decisions
When a tenant can study a floor plan before touring, they arrive with specific questions about build-out, not basic questions about square footage. That shift in conversation shortens the leasing cycle significantly — prospects move from evaluation to negotiation faster because they already understand the space.

That shift in conversation shortens the decision cycle whether they're signing a lease, planning a restaurant renovation, or designing a medical office.
One set of floor plans serves every channel — listing portals, brokerage brochures, architect handoffs, investor presentations, and your website. Professional formatting ensures they look polished wherever they appear.

Commercial Floor Plan FAQs
1What types of commercial floor plans do you offer?
We deliver 2D marketing floor plans designed for commercial leasing and sales collateral. Our plans clearly show suite boundaries, common areas, restrooms, and key dimensions — everything a prospective tenant or buyer needs to evaluate the space. Delivered in PDF and PNG formats with permanent usage rights.
2How accurate are the measurements in your floor plans?
Our floor plans are marketing-grade documents with measurements accurate to within 1-3% of actual dimensions, using professional floor plan software during on-site capture. These plans are designed for leasing and marketing purposes — for construction or permitting, we recommend engaging a licensed architect or surveyor.
3Can you create floor plans for large commercial properties?
Yes — we regularly produce floor plans for properties ranging from 1,000 sq ft retail suites to 25,000+ sq ft office buildings and industrial facilities. Multi-floor properties receive individual plans per level with consistent formatting. For campus-style developments, we can create site plans showing building placement, parking, and access points alongside individual building plans.
4How quickly are commercial floor plans delivered?
Standard delivery is 24 hours from the on-site measurement visit. Complex multi-floor properties may require an additional business day. Rush delivery is available for time-sensitive lease-up campaigns or broker presentations — contact us to discuss your timeline.
5What usage rights are included with commercial floor plans?
You receive permanent, unlimited usage rights for all delivered floor plans. Use them across LoopNet, CoStar, Crexi, brokerage websites, offering memorandums, investor presentations, print brochures, signage, and social media — no licensing fees, no restrictions, no expiration. Plans are delivered in PDF and PNG formats for maximum compatibility.
6What is the difference between CAD floor plans and marketing floor plans?
CAD (Computer-Aided Design) plans are technical construction documents with precise engineering detail — wall thicknesses, electrical layouts, plumbing runs, and structural specs. They are used by architects, contractors, and permit offices.
Our marketing floor plans are designed for leasing and sales — clean, visually appealing layouts that show suite boundaries, room labels, dimensions, square footage, and traffic flow. They help tenants understand space configuration and build-out potential without the clutter of construction detail. Marketing plans are what you need for LoopNet listings, brochures, and tenant presentations.

8Do we need someone on-site during the shoot?
While not required, we strongly recommend having someone on-site during the shoot. This allows you to review visuals in real time and request any specific shots or angles, or areas you want captured.
If you cannot attend, you are welcome to send us special requests in advance — such as community amenities (pool, clubhouse), specific rooms, or preferred angles — and we will do our best to include them.
If no one is present and no prior requests are provided, our photographers will proceed using their professional judgment and standard coverage guidelines, focusing on the main living areas and key features. Secondary spaces or specific requests may not be captured.
If additional images are requested afterward that require a return visit, a reshoot fee will apply. Planning ahead or being on-site helps ensure everything is captured the first time and avoids additional costs.
