Context Sells Commercial Properties

Tenants and investors evaluate commercial properties on more than square footage — they need to understand site context. Parking capacity, loading dock access, highway frontage, ingress/egress points, and proximity to complementary businesses all factor into leasing and acquisition decisions. Ground-level photography cannot capture this information.

Our FAA Part 107-certified pilots capture your property from multiple elevations and angles, showing the complete site layout, surrounding infrastructure, and neighborhood context that brokers, tenants, and investors need to make confident decisions. Aerial imagery is standard on LoopNet and CoStar — listings without it look incomplete.

Every image receives professional editing including color correction, exposure balancing, and optimization for listing portals and marketing materials. You receive permanent usage rights for LoopNet, CoStar, broker websites, offering memorandums, investor presentations, and all marketing channels — delivered within 24 hours after the end of the shoot.

Site Context Drives Every Commercial Decision

When a tenant evaluates a retail pad, they need to see traffic patterns, neighboring anchors, and parking access. When a restaurant owner scouts a new location, they want to see foot traffic and visibility from the road. When an investor underwrites a warehouse, they need highway proximity and loading dock access.

Aerial photography answers these questions instantly — no site visit required. The same images power listing portals, offering memorandums, investor presentations, Google Business profiles, and social media campaigns.

Commercial Aerial Photography FAQs

1
Can you photograph both the building exterior and the surrounding area from the air?

Yes — our FAA Part 107-certified pilots capture comprehensive aerial coverage of your property and its surroundings. We photograph the building roofline, parking lots, loading docks, access roads, highway proximity, neighboring businesses, and overall site context. This gives brokers, tenants, and investors a complete understanding of the property's location advantages and infrastructure.

2
What happens if weather affects my drone shoot?

Drones cannot fly in any rain — even light drizzle can damage the electronics, so any active precipitation is a hard stop for aerial work. Wind is harder to judge from the ground, so the pilot may make a final call on site if winds are borderline — that's a pilot judgment, not a client miss.

For obvious conditions (any rain, thunderstorms, visibly heavy wind), make the call early: contact us at least 4 hours before your scheduled shoot and we'll reschedule at no charge. Closer to shoot time, the crew may already be dispatched and a trip fee can apply. If we're on site and conditions turn unsafe — drizzle, gusts, lightning in the area — we'll reschedule at no fee.

3
Are there airspace restrictions that could prevent aerial photography at my property?

Some properties fall within controlled airspace near airports, military installations, or restricted zones. Our Part 107-certified pilots handle all FAA airspace authorizations (LAANC) before every flight. We verify airspace clearance during scheduling so there are no surprises on shoot day. Most commercial properties in Texas metros are flyable with proper authorization.

4
Is your drone operation FAA-compliant and insured?

Yes — all flights are conducted by FAA Part 107 certified pilots operating within applicable FAA regulations. We carry commercial drone insurance and provide certificates of compliance on request. We assist with FAA airspace authorization when required, subject to approval and airspace restrictions (typically near airports, military sites, heliports, stadiums, and any Temporary Flight Restrictions).

We carry liability coverage that meets the requirements of most property managers, landlords, and commercial brokers. Certificates of insurance are available upon request for property management companies and ownership groups.

5
How quickly do we receive the edited aerial images?

Standard delivery is 24 hours from the shoot date. Every aerial image receives professional editing including color correction, exposure balancing, and optimization for LoopNet, CoStar, and broker marketing materials. Rush delivery is available for time-sensitive listings or investor presentations.

6
Can you photograph multiple commercial properties in one session?

Yes — we regularly coordinate multi-property aerial shoots for portfolio owners, REITs, and brokerage firms managing multiple assets. We optimize flight plans and travel routes to maximize efficiency across properties in the same metro. Whether you have a single retail pad or a 30-property industrial portfolio, we deliver consistent aerial coverage with dedicated account support.

7
What areas does Shoot2Sell serve?

We serve commercial real estate brokers, property owners, and asset managers across all major Texas metros: Dallas-Fort Worth (Plano, Frisco, McKinney, Allen, Prosper, Southlake, Flower Mound, Arlington, Rockwall, Denton, Celina, and more), Houston (The Woodlands, Katy, Sugar Land, Pearland, Cypress, Spring, League City, and more), Austin (Round Rock, Cedar Park, Georgetown, Pflugerville, Leander, Lakeway, Dripping Springs, and more), and San Antonio (New Braunfels, Boerne, Schertz, Cibolo, and more).

Outlying suburbs or rural areas may incur a modest trip charge. We are also happy to travel well beyond these metros to locations like East Texas and Southern Oklahoma for a custom travel fee.

8
Do we need someone on-site during the shoot?

While not required, we strongly recommend having someone on-site during the shoot. This allows you to review visuals in real time and request any specific shots or angles, or areas you want captured.

If you cannot attend, you are welcome to send us special requests in advance — such as community amenities (pool, clubhouse), specific rooms, or preferred angles — and we will do our best to include them.

If no one is present and no prior requests are provided, our photographers will proceed using their professional judgment and standard coverage guidelines, focusing on the main living areas and key features. Secondary spaces or specific requests may not be captured.

If additional images are requested afterward that require a return visit, a reshoot fee will apply. Planning ahead or being on-site helps ensure everything is captured the first time and avoids additional costs.
