Context Sells — Show the Full Community

For apartments and multifamily, context sells — especially during lease-ups when prospects need to visualize the community before visiting. Pool locations, clubhouse, fitness centers, garages, covered parking, entry gates, highway connections, and nearby retail. Our aerials document the entire community and its surroundings in a way site maps can't, supporting leasing, ownership updates, and ILS profiles on Apartments.com, CoStar, RentCafe, and Zillow Rentals with clear, current visuals.

Lifestyle aerials have been shown to increase ad CTR by 22% versus generic interior photos (Katy mid-rise case study). Updated aerials reduce leasing tour "wayfinding" questions and refresh ILS assets in a single upload. Every image is professionally edited and delivered in ILS-ready formats within 24 hours.

All flights are conducted by FAA Part 107 certified pilots with commercial drone insurance. You receive permanent usage rights for ILS platforms, property websites, investor presentations, brochures, signage, and all marketing materials.

Aerials That Support Leasing and Ownership

Aerial photography serves two critical audiences for multifamily: leasing teams who need compelling ILS assets that showcase community lifestyle, and ownership/investors who need documentation of the full asset for presentations, offering memorandums, and stakeholder reporting.

Elevated view from a high-rise apartment overlooking mid-rise buildings, Lady Bird Lake, and the Downtown Austin skyline in Austin, Texas

Our Standard package (5 stills) is perfect for leasing and covers front approach, clubhouse/pool, amenity zones, parking layouts, pedestrian entries, and neighborhood access — everything a renter needs to visualize the community before visiting. Add more for Ownership/ILS uses -- top-down overviews, angled views, and arterial access views.

You receive permanent usage rights for all marketing channels. Use aerial photos for ILS platforms, property websites, social media, investor presentations, brochures, signage, pitch decks, and data rooms. Professional editing and ILS optimization included.

Multifamily Aerial Photography FAQs

1
Can you include labeled amenity frames?

Yes — we can provide clean labels for internal decks and ILS listings when requested for a nominal fee. Labels can identify garages, visitor parking, transit access, pool areas, fitness centers, and other amenity zones. This helps prospects and investors quickly understand your community layout from aerial perspective.

2
How do you handle large multifamily sites?

We plan routes to cover complete footprints for large communities. For properties with multiple buildings, phases, or extended amenity areas, we ensure comprehensive coverage from every relevant angle. Our photographers plan flight-paths based on your site layout for efficient, thorough documentation.

3
Are your pilots FAA-certified and insured?

Yes — all flights are conducted by FAA Part 107 certified pilots operating within applicable FAA regulations. We carry commercial drone insurance and provide certificates of compliance on request. We assist with FAA airspace authorization when required, subject to approval and airspace restrictions (typically near airports, military sites, heliports, stadiums, and any Temporary Flight Restrictions).

4
How many aerial photos will I receive?

Our Aerial Mini includes 2 aerial stills — perfect for a quick community overview on Apartments.com or Zillow Rentals. Our Aerial Standard delivers 5 aerial stills covering front approach, amenity zones, parking layouts, and neighborhood context — ideal for full ILS profiles and investor presentations. Both packages include ILS-ready formats and permanent usage rights.

5
Should I combine aerial with ground-level photography?

Absolutely. Aerial and ground-level photography complement each other — aerials show community layout, proximity to amenities, parking, and neighborhood context, while ground-level shots capture building details, landscaping, and interior spaces. Together they give prospects the full picture before visiting.

6
What happens if weather affects my drone shoot?

Drones cannot fly in any rain — even light drizzle can damage the electronics, so any active precipitation is a hard stop for aerial work. Wind is harder to judge from the ground, so the pilot may make a final call on site if winds are borderline — that's a pilot judgment, not a client miss.

For obvious conditions (any rain, thunderstorms, visibly heavy wind), make the call early: contact us at least 4 hours before your scheduled shoot and we'll reschedule at no charge. Closer to shoot time, the crew may already be dispatched and a trip fee can apply. If we're on site and conditions turn unsafe — drizzle, gusts, lightning in the area — we'll reschedule at no fee.

7
Can aerial photos be used for investor presentations?

Yes — aerial photography is essential for investor presentations and offering memorandums. Top-down overviews document building footprints, parking ratios, amenity positioning, and site access. Labeled frames can identify key assets. You receive permanent usage rights for all materials — pitch decks, data rooms, marketing collateral, and signage.

8
What areas does Shoot2Sell serve?

We serve property managers, leasing teams, and multifamily owners across all major Texas metros: Dallas-Fort Worth (Plano, Frisco, McKinney, Allen, Prosper, Southlake, Flower Mound, Arlington, Rockwall, Denton, Celina, and more), Houston (The Woodlands, Katy, Sugar Land, Pearland, Cypress, Spring, League City, and more), Austin (Round Rock, Cedar Park, Georgetown, Pflugerville, Leander, Lakeway, Dripping Springs, and more), and San Antonio (New Braunfels, Boerne, Schertz, Cibolo, and more).

Outlying suburbs or rural areas may incur a modest trip charge. We are also happy to travel well beyond these metros to locations like East Texas and Southern Oklahoma for a custom travel fee.

9
Do we need someone on-site during the shoot?

While not required, we strongly recommend having someone on-site during the shoot. This allows you to review visuals in real time and request any specific shots or angles, or areas you want captured.

If you cannot attend, you are welcome to send us special requests in advance — such as community amenities (pool, clubhouse), specific rooms, or preferred angles — and we will do our best to include them.

If no one is present and no prior requests are provided, our photographers will proceed using their professional judgment and standard coverage guidelines, focusing on the main living areas and key features. Secondary spaces or specific requests may not be captured.

If additional images are requested afterward that require a return visit, a reshoot fee will apply. Planning ahead or being on-site helps ensure everything is captured the first time and avoids additional costs.
